For those who are not looking to expand their family, more bedrooms simply means more places to put a home gym centre, an office or a games room. In most cases, the more bedrooms, the better.

The number of bathrooms is also important. After all, no one wants to share one bathroom with a family of four. If your house contains only one full bathroom (toilet and shower) you might consider converting any half bathrooms into full ones. The price of your house will automatically increase.

If your neighbourhood has a high crime rate or a bad reputation, your house value will automatically decrease. However, if you are close to certain amenities, schools, parks and shops, then your home may sell for higher.

Family friendly neighbourhoods also tend to be deal-clinchers. If your house is located on a friendly street with plenty of children, a family with young children will most likely choose your house over another. Houses in neighbourhoods that are considered “charming,” “friendly,” and “safe” are often priced higher than those in less attractive neighbourhoods.

Other Factors to Consider when Looking at Selling your Home

There are plenty of factors to consider when calculating how much your home will sell for. If the house is new, or looks new, then the price will increase. Often a new paint job, a new roof, or a new driveway will increase the value of the house simply because it looks better.

If you have a big large yard make sure that you maintain it. Keeping your yard in perfect condition will emphasise the wonders of having a large yard rather than focusing on the hassles that come with caring for a large yard. A swimming pool or hot tub is always great to have as they can be considered a luxury.

The most important thing to consider when calculating your home for sale price is the upkeep of your house. A well-maintained house speaks wonders for the price value. So do yourself and your house a favour and take care of it.
