Real Estate Post License Requirements

In order to work in the real estate industry an individual must take formal training in a real estate college or in some other accredited fashion. They must pass all of their coursework and then take their State Board exam. This is a very detailed examination and tends to require roughly four hours to finish. Additionally, many states mandate ongoing education, licensing renewals and something called post-licensing education.

Each state has a different amount of education required of real estate agents and brokers prior to issuing them a license, and they also each have a varied post education requirement as well.  What this means is that, depending upon your licensing state, you will have to complete a set amount of classroom or course work within a specific amount of time following your licensing.  For example, in the State of Virginia all realtors must complete a minimum of thirty hours of post license work within the first two years of receiving their license.

Of course, the topics that are studied are not up to the real estate professional, and the state usually wants them to follow a “track” or focus area.  Again, in Virginia, they tend to require their real estate professionals to study property management and laws for their post license educational requirements.

Where can you take these courses?  Luckily, most states understand that the real estate agents and brokers are working people with very hectic schedules and have made all kinds of accommodations to online and Internet schools that now offer a majority of the post license education.  There are also many “brick and mortar” establishments, such a real estate schools and community colleges where a real estate agent or broker could go for their educational needs.

Do brokers have to do this as well?  Yes, most states ask that both agents and brokers meet a post-licensing education requirement in order to get their licenses renewed.

Are they expensive?  Depending upon the method selected, most of the post licensing courses are very reasonable, and most include all materials in the total cost.

Will there be additional educational requirements?  Many states demand that their real estate agents and brokers perform the post license education classes before their first renewal, and then they also place a requirement upon their second and ongoing renewals, but nothing as intensive as the initial post licensing work.
